Use cases / Rent tracking software for India
Know who paid, who is late, and what changed.
Nexus Landlord is a private Windows rent tracker for an owner managing their own Indian rental portfolio. It replaces scattered spreadsheets, bank searches and WhatsApp notes with one local workspace.
The problem
Where the current workflow starts to break
A spreadsheet records numbers, but it does not show the full tenant, lease, deposit and document history together.
Bank deposits often arrive with shortened names, UPI references or inconsistent descriptions, so matching them manually becomes a monthly chore.
Cloud property-management suites can add portals and recurring fees when all you need is a dependable owner workspace.
A good fit when
- — You manage roughly 1–50 residential or commercial units yourself.
- — Rent arrives by bank transfer, UPI, cash or a mixture of methods.
- — You use Windows 10 or 11 and want your portfolio data stored locally.
- — You want a one-time purchase instead of another monthly subscription.
Workflow
A reviewable process, not a black box
- 01
Add the portfolio once
Create properties, units, tenants, leases, deposits and expected rent. Existing tenant data can be imported from CSV.
- 02
Record or import payments
Record a payment directly or import a CSV or Excel bank statement. Save each bank mapping for later imports.
- 03
Review exceptions
Payment streaks and behind counts surface the tenants that need attention without making you inspect every row.
Result
What improves
- ✓ A current rent ledger for every tenant
- ✓ Receipts, leases and documents beside the relevant record
- ✓ Faster monthly reconciliation
- ✓ Local SQLite data that remains under your control

The desktop workspace runs offline. Internet is needed only to download the app and receive the purchase licence.
›Can I try the workflow before buying?
Yes. The browser sandbox contains fake properties, tenants and payments and resets when refreshed.
See the workflow before you buy.
The sandbox uses fake data and resets when refreshed. The Windows app stores your real portfolio locally.
