Tenant identity documents, leases and payment histories are sensitive business records.

A cloud login can introduce recurring fees, internet dependency and a service you must continue trusting.

Generic folders keep files private but do not connect them to the correct tenant, unit, lease and payment history.

    The Microsoft Store package handles installation and updates without asking you to trust an unsigned download.

    Work locally

    Properties, tenants, leases, documents, payments and expenses are stored in a SQLite database on the computer.

    Back up on your terms

    Create backups and keep copies on storage you control. The app does not silently upload the portfolio.

Questions

Is the desktop app completely offline?

Portfolio work is offline. Download, licence delivery and Store updates require internet access.

Can two people edit the same database simultaneously?

No. Nexus Landlord is not a multi-user cloud system. The licence permits the buyer to use two controlled computers, but the database is not designed for simultaneous editing.

What happens if I replace my laptop?

Move a current backup to the replacement computer and activate with the same purchase email and licence.
